White Oaks is a subdivision in South London that was built in the 1970s following a large annexation of land a few years before. It is located South of Southdale, North of Exeter, and West of Wellington Road. White Oaks is a primarily residential area of London known for a shopping mall, a large park, and easy access to the 401. White Oaks has a population of over 20,000 people, most of whom are between the ages of 20 and 44. It is also one of the most culturally diverse neighbourhoods in London. Because of its residential focus, schools, and great amenities within walking distance, White Oaks is an ideal area for families.
During its development in the 1970’s, much of the naming for the new area was inspired by the Jalna series of books written by Canadian author Mazo de la Roche. The series focuses on the story of the Whiteoaks family and their manor, Jalna. This can be seen in the name of the White Oaks subdivision itself, in Jalna Boulevard, and many other characters named in the streets of the area.
Many of the homes in the White Oaks neighbourhood are original to the 1970’s development. However, expansion of the area continued throughout the 80’s and 90’s and there are homes available from the later stages as well. The neighbourhood is quite secluded, composed of calm streets and quiet crescents. There is a wide variety of detached and semi-detached, single family properties available in single-story or two, throughout the neighbourhood. The area is also home to a large number of condominium units, most in larger buildings under 5-stories or laid out as townhouses. The average price of a home in White Oaks is about $270,000 with most condos and semi-detached houses falling under $300,000 and detached homes in the high $300,000’s and up. Rental options include apartments and townhouse-style units with either one or two bedrooms.
White Oaks, above all, is very convenient. If your needs are commuter-based, the neighbourhood is 10 minutes away from the downtown core of London and 5 minutes away from the 401.
Even without a vehicle, White Oaks is pleasantly navigable. Not only is White Oaks Mall within walking distance, but so are many other shops and attractions along Wellington Road. Grocery stores, bookstores, electronic stores, restaurants, and the Landmark Cinemas are all a reasonable walk from the residential area.
White Oaks is serviced by several city bus routes as well, with the Mall being a terminal point for many of them. The 4, 10, 13, 28, and 30 Routes all run regularly to the mall. In a hurry? The 90 and 93 also use the mall as a rest stop before continuing their Express route across the city.

Students in the Catholic program will continue on to Regina Mundi College for grades 9 to 12 or to Mother Teresa Secondary for the French Immersion program.
When White Oaks Mall was built in 1973, it was one of the largest enclosed shopping centres in Canada. Over the years of renovations and expansions, it went from 150 stores to the present day number of 185. It boasts a colourful array of stores from independent to big-box retailers and everything in between.
White Oaks Park is the largest public park in the neighbourhood. It has play space for baseball, basketball, soccer, and tennis in addition to a shallow pool, play-structures, and parking spaces. In the summer, it is also the designated park for all of South London to celebrate Canada Day with community events, food, and fireworks.
