A highly unique neighbourhood in southwest London, Lambeth is a vibrant community of mainly single-family homes that exudes a quaint, small town atmosphere. It contains many locally owned businesses that have retained their charm and family-owned tradations in spite of the slow process of modernization that has occurred over the past several decades. Although many citizens still refuse to equate Lambeth as a part of London, this community has certainly managed to combine the best of both worlds and stay true to its original identity/past while also moving into the 21st century. In existence for several centuries, Lambeth didn’t become a part of London until 1993 and has both older homes (farm houses, bungalows) and newer developments. The majority of homes in this area are single-family residences, however, there are still condos and townhomes in some of the newer developments that are being built.
Like many parts of London, Lambeth has an embarrassment of riches when it comes to outdoor parks and natural areas. Lambeth Optimist Park has baseball diamonds and well-kept soccer fields that are both extremely busy all summer long. Ralph Hamlyn Park is another great option in the neighbourhood that plays host to many baseball and soccer tournaments. During the winter months, Boler Mountain is a wonderful local ski area that offers many different levels of ski & snowboard lessons and lift pass packages for families. It is open year-round and features beach volleyball, mountain biking, and a treetop adventure park during the summer. Hugely popular, it gets over 120,000
visitors annually and is constantly expanding. For those who enjoy relaxing hikes in unspoiled nature or a quick adventure on a wide variety of scenic walking trails, Komoka Provincial Park is only ten minutes away from the heart of Lambeth. Other great recreational activities available in Lambeth include playing 18 holes at the Greenhills Golf Club, one of the best courses in the city – or, for residents with young kids or larger families, a day at Lambeth Centennial Park. It has something for everyone to enjoy including a spray park, arena, and large library. Stiff, sore, or tired after a long day of activity at one of the fantastic recreational facilities Lambeth has to offer? No problem- the Lambeth Chiropractic & Wellness Centre has several of the top health and wellness physicians and chiropractors in all of Canada.
Quick access to quality schools is another perk of living in this particular neighbourhood. Lambeth Public School, St. George, Saunders, or St. Thomas Aquinas are all great options. There are also many great stores and businesses nearby including a ton of brand-name/large chain options at Westmount Shopping Centre and White Oaks Mall. Some retail options include the Body Shop, RW & CO, Walmart, Earl’s, Sport Chek, H & M, Roots, Hudson’s Bay, and Mountain Equipment Co-Op. Ikea and the Home Depot are also under ten minutes away, while the Landmark Cinemas 8 offers all the latest box-office hits. Lambeth also has a vibrant cultural scene and even has its own Art Gallery and Studio that features many talented local artists. Several pottery, glass, and painting classes are offered to the general public at the studio as well.
One of the most notable things about Lambeth is the fantastic sense of community that the entire area shares. Before becoming a part of London in 1993, Lambeth was completely independent for almost 200 years. People who live here take great pride in maintaining a close-knit atmosphere that pays homage to its roots. Main Street still has many small shops and local restaurants while the annual Lambeth Harvest Festival showcases the finest of everything this neighbourhood has to offer. “Harvestfest” takes place every September and is a huge hit with locals and tourists alike. From dances, baseball tournaments, auto shows, and a huge town breakfast, Lambeth demonstrates that it really knows how to put on a show! There is even a parade, fireworks, and a movie night- it definitely is quite a lot of entertainment and excitement packed in to just a few days.
Another unique characteristic of Lambeth is the wide variety of property types available in a relatively small area. Housing options range from older, post-war bungalows and brick character homes to gorgeous new builds. Although still somewhat lacking in condominium and townhouse availability, Lambeth has many new residential developments currently underway. North Lambeth Estates, Lambeth Park Estates, and Talbot Village have all generated a lot of buzz and should be some of the premier newer builds available on the market over the next several years. Businesses are also expanding fairly quickly, especially on Main Street. This is due largely in part to a 2016 government project to revitalize the area – the Lambeth Main Street Infrastructure Renewal Project. It aimed to install and upgrade many accessibility upgrades including enhanced pedestrian accessibility, connectivity along the main street corridor, and stimulate prosperity. Thanks to great support and planning from local government, foot traffic in the area should be at an all-time high at the conclusion of construction. With so many locally owned stores and businesses in this area, the positive economic impact of increased customer accessibility should be felt for years to come.
The average home in Lambeth currently costs between $375,000 to $400,000 while the average household family income is around $130,000 per year. There are currently almost 5,000 residents living in the area, while over 92% of the homes are occupied. With easy access to the 401 and 402, it has never been simpler to access the rest of the city quickly and efficiently. It really is such a special place that has so many unique characteristics – a perfect mix of traditional values, strong identity, and an openness to new ideas.
